Cracking, rising damp, salt efflorescence and render loss: how to tell cause from symptom before deciding how to intervene in a masonry wall.

Old masonry rarely fails by accident. When a crack, a damp patch or a detached render appears, what you see is the symptom — not the cause. Treating the symptom is the quickest way to have the same problem back two winters later.

1. Read the building before touching the wall

Diagnosis starts with documentary information: period of construction, structural system, later alterations, neighbouring works, history of water ingress and how the space is used. Only then does visual inspection follow, always with dated photographs located on a plan.

At this stage what matters is:

  • the thickness and composition of the wall (dressed stone, rubble masonry, brick, mixed);
  • which mortars are present: lime, gauged or cement-based (common in recent repairs and a frequent cause of aggravation);
  • where the water entry points are: roofs, gutters, sills, junctions, embedded pipework;
  • whether there have been structural alterations: new openings, removed walls, new slabs, increased loads.

2. Crack patterns and what they indicate

The geometry of a crack is the first piece of structural evidence.

The practical criterion is simple: cracks that pass through the masonry, and not only the finish, require structural assessment; cracks confined to the render are, as a rule, a finish pathology.

3. Damp: identify the origin, not the stain

Three origins dominate in traditional buildings:

  1. Rising damp — a continuous stain at the base of the wall with a horizontal upper limit, salt efflorescence and render decay. Caused by contact with the ground and the absence of a damp-proof barrier.
  2. Water ingress — a localised stain associated with driving rain or a defective element (junction, gutter, sill, window).
  3. Condensation — superficial, in cold and poorly ventilated areas, with mould growth; aggravated by replacing windows without providing ventilation.

Confusing these origins accounts for most failed interventions: a cement render applied over rising damp merely pushes the problem to a higher level.

4. Intervention strategy

The decision hierarchy we use is always the same:

  1. Remove the cause — perimeter drainage, repair of roofs and junctions, correction of pipework, ventilation of rooms.
  2. Stabilise — masonry consolidation, stitching of cracks with stainless steel ties and compatible mortar, strengthening or replacement of lintels.
  3. Reinstate with compatible materials — air lime or natural hydraulic lime renders, vapour permeable, with grading and colour close to the original.
  4. Monitor — crack gauges and periodic photographic records over at least one full annual cycle before closing final finishes.

Compatibility rule: in an old wall, the new material should always be more deformable and more permeable than the substrate receiving it. Cement mortars on stone masonry are, in the great majority of cases, the wrong decision.

5. What the diagnostic report should contain

  • Description of the structural system and state of conservation.
  • Mapping of the defects on elevations and plans, with numbered photographs.
  • Tests carried out (moisture meter, salt measurement, inspection pits, render probes).
  • Hypotheses as to cause and the confidence attached to each.
  • Immediate measures, structural measures and a cost estimate by chapter.
  • A monitoring plan.

Closing note

A well-made diagnosis costs a fraction of the works and frequently avoids the heavier intervention altogether. Where the masonry is historic, the aim is not to erase the marks of time but to restore the building's ability to manage water and loads with the materials it has always used.
