FAQ

Home inspection in Madeira: frequently asked questions

Clear answers about pre-purchase surveys, energy certificates, valuations and how to reach us.

Property inspection

What is a pre-purchase home inspection in Madeira?

It is a technical visit by engineers or architects before you sign the promissory contract or deed. We check the structure, cracks, damp and water ingress, roofs, building services and the legal status of the property, and deliver a written report with photos and recommendations.

When should I book a property survey?

Ideally before the promissory contract (CPCV), while you can still renegotiate the price or walk away without losing your deposit. After signing, a survey is still useful to plan works and confirm the property's condition before completion.

What problems do surveys usually find in Madeira?

The most common are damp and water ingress (due to the island's humidity and hillsides), cracks in walls and retaining walls, worn roofs, old electrical installations and unlicensed alterations that do not appear in the land registry.

Does the inspection check the legal paperwork?

Yes. We compare what is built on site with the tax record (caderneta predial), land registry certificate and habitation licence, to spot unlicensed extensions or changes that could delay the purchase or your mortgage.

How long does it take and when do I get the report?

The visit depends on the size and condition of the property. The report deadline is agreed when you request a proposal, to fit your signing date.

How much does a home inspection cost in Portugal?

The fee depends on the property type, size, location and level of detail. Request a free, no-obligation proposal and we will reply with the price and timing for your case.

Do you provide surveys in English for foreign buyers?

Yes. We regularly work with foreign buyers in Madeira and deliver the report in English or Portuguese.

Do I need to be there during the inspection?

We only need access to every room, the roof, garage and storage areas. You are welcome to attend and ask questions on site, but it is not required.

Energy certificate and valuation

Is an energy certificate (EPC) required to sell or rent in Portugal?

Yes. Anyone selling or renting a home in Portugal must have a valid energy performance certificate, and the energy rating must appear in property listings.

What is the difference between an inspection and a valuation?

An inspection assesses the technical and legal condition of the property. A valuation estimates its market value based on location, size, condition and comparable sales. Many clients order both before buying.
