What pushes a property price up or down in Funchal

Not everything that adds value is in the listing. The factors that weigh most on Funchal prices — views, access, sun exposure, parking — and the ones that weigh less than they seem.

Two apartments with the same floor area, on the same street, can differ by tens of thousands of euros. In Funchal, where land is scarce and the hillside rules the city, some factors are worth far more than the finishes listings like to highlight.

Views and sun exposure

A sea view and a southern exposure are among the most valued attributes in Funchal and the hardest to create later. An open view can be worth more than a full renovation of kitchen and bathrooms. The reverse check applies too: find out whether the view is protected or whether the plot in front can be built on.

Access and daily life

In Madeira, five minutes of winding road are worth less than five minutes on foot to the expressway, the supermarket or the school. Altitude matters as well: lower properties, near the centre and with flat access, draw broader demand, especially from people growing old in the house.

Parking

In a city of narrow streets and old garages, a covered parking space with easy access is an objective, measurable differentiator. Two spaces are worth much more than twice one in buildings where street parking is difficult.

Real condition vs. apparent condition

Fresh paint and scenic lighting raise the asking price, not the property. What withstands time is renewed plumbing, window frames with thermal breaks, terrace waterproofing and a condominium with its accounts in order. A technical inspection before buying reveals where the value is and where the varnish is.

What weighs less than it seems

  • Furniture and decoration included, which depreciate quickly;
  • High-end kitchen finishes, which recover poorly on resale;
  • Upper floors without a lift, which put off part of the demand;
  • Large outdoor areas that demand heavy upkeep on a slope.

Before comparing two prices

  • Compare views, sun exposure and altitude objectively.
  • Measure the real distance to the main access routes, not in a straight line.
  • Confirm garage parking spaces.
  • Check what can be built on the neighbouring plots.
  • Separate finish from structure and pipework.
